Steve Rosetta
Co-Chief Executive Officer
Mr. Rosetta serves as our Co-Chief Executive Officer and is a co-founder of IQHQ. Mr. Rosetta previously served as Executive Vice President and Chief ...Investment Officer at Kilroy Realty from June 2017 to August 2019. Prior to Kilroy, Mr. Rosetta spent over 20 years at Cushman & Wakefield, most recently as a Vice Chairman. He opened Cushman & Wakefield’s office in San Diego County and grew it into an enterprise with over $2 billion in annual transaction volume. Mr. Rosetta also previously served as a principal in an opportunistic real estate company where he partnered with institutional and private equity companies to develop and reposition office projects across the United States. Mr. Rosetta earned his bachelor’s degree in Business Administration from California State University, San Marcos, and his master’s degree in Real Estate Development from the University of Southern California.
Tracy Murphy
Co-Chief Executive Officer
Ms. Murphy serves as our Co-Chief Executive Officer and is a co-founder of IQHQ. Ms. Murphy most recently served as President of IQHQ, and was formerl...y Executive Vice President, Life Sciences at Kilroy Realty where she was responsible for building the company’s life science platform and successfully doubling the size of the platform since her tenure began in 2016. Prior to Kilroy, Ms. Murphy served on the Executive Committee and was Senior Vice President of BioMed Realty, where she oversaw a 10 million square foot portfolio from 2008 to 2016. Ms. Murphy began her career at BRE Commercial (now Cushman & Wakefield) as a life science specialized broker. Ms. Murphy earned her bachelor’s degree from the University of Wisconsin, Whitewater.
Tyler Rose
President & Chief Financial Officer
Mr. Rose serves as our President and Chief Financial Officer. Prior to joining IQHQ, Mr. Rose most recently served as President of Kilroy Realty, wher...e he had previously been Executive Vice President and Chief Financial Officer for 11 years. Prior to Kilroy, Mr. Rose held various positions at Irvine Apartment Communities, Inc., Irvine Company, J.P. Morgan & Co., and General Electric. Mr. Rose currently serves as the Lead Independent Director and Chair of the Audit Committee for Rexford Industrial. He previously served on the Policy Advisory Board for the Fisher Center for Real Estate and Urban Economics at the University of California, Berkeley. Mr. Rose earned his bachelor's degree in Economics from the University of California, Berkeley, and his master’s degree in Business Administration from the University of Chicago Booth School of Business.
John Bonanno
Chief Development Officer
Mr. Bonanno serves as our Chief Development Officer and is a co-founder of IQHQ. Mr. Bonanno previously held various roles at BioMed Realty from 2008 ...to 2017, most recently as Executive Vice President of Leasing and Development. Prior to BioMed, Mr. Bonanno served as Managing Principal at Corlo, an entrepreneurial real estate investment firm focusing on fundamental strategies such as investment, repositioning, and development. In addition, Mr. Bonanno co-founded Phase 3 Properties, Inc., a private real estate company specializing in providing real estate solutions to life science companies. As President of Phase 3 Properties from its inception until 2007, Mr. Bonanno played a key role in the acquisition, development, leasing, and management of lab buildings in California, North Carolina, and Washington. Mr. Bonanno earned his bachelor’s degree in Business Administration from the University of Southern California.
Bryan Smith

Mr. Smith serves as our Chief Operating Officer. Mr. Smith most recently served as Chief Operating Officer at Fenway Capital Advisors, where he played... a key role in the growth and oversight of the company’s commercial real estate portfolio and joint venture relationships. His experience includes ground-up development and redevelopment in the office, hotel, and multi-family sectors. Prior to Fenway, Mr. Smith was a transactional lawyer at Gresham|Savage representing developers and national tenants. Mr. Smith is a licensed attorney in the state of California. He earned his bachelor's degree in Business Administration from the University of Colorado, and holds a JD from California Western School of Law.
Lindsay Florin

Ms. Florin serves as our Executive Vice President and General Counsel. Ms. Florin previously served as Senior Vice President at Kilroy Realty. Prior t...o her tenure at Kilroy, Ms. Florin worked at Sutton, Pakfar & Courtney LLP and Latham & Watkins. Since 2019, Ms. Florin has served as a Board Member and on the Facilities Committee for the New School of San Francisco, a tuition-free public school designed in partnership with local educators, parents, and community leaders. Ms. Florin is a member of the California Bar. She earned her bachelor's degree from Stanford University, and holds a JD from the University of California, Los Angeles School of Law.
Jonathan Praw

Officer at Kilroy Realty, where he oversaw the company’s growth into multiple new markets and its capital recycling program. Prior to Kilroy, Mr. Praw was Senior Vice President of Equus Capital Partners, Ltd for 11 years, where he established and oversaw the company's West Coast operations. Mr. Praw has over 20 years of experience managing commercial real estate investment portfolios across multiple markets. He earned his bachelor's degree in Economics from the University of Colorado.
